01 Proof of Funds
Just because you can afford a certain payment every month does NOT mean the mortgage company will agree. On the other hand, they may approve you for a larger amount than you expect or even deny altogether due to lack of time at a job, past bankruptcies, or other financial issues. Before you get your heart set on a home, talk to a mortgage professional to confirm.
This will also be an advantage when making an offer, as sellers won't entertain offers from those who are not already pre-approved.
